Manhattan Beach Sand Section

The Manhattan Beach Sand Section is one of the most expensive areas of Manhattan Beach especially on The Strand, where even townhomes are over $5M, and the highly desirable walkstreets, where cars are not allowed and children run barefoot on the paved areas between homes. On an average dollar per square foot basis, except for the Strand, only the Hill Section is more expensive.

Manhattan Beach Sand SectionThe Manhattan Beach Sand Section starts at Homer Street on the South, and 45th on the North. It is bounded by Valley and Blanche Avenues on the Eastern edge. The Manhattan Beach Sand Section includes the area historically known as El Porto but now officially renamed North Manhattan Beach by the city council (and probably forever actually known as El Porto despite their efforts :->)

Lot sizes are typically 30’x90′ , East-West lots can be 33.3×100′; many other lots are half size (30”x 45′), particularly in El Porto (Historically north of 38th street) South end walk streets are relatively flat and very desirable due to proximity to downtown, but typically have no views. The North end may have some views.

The Gaslight section has unique feel all its own; this area has gas fired street lamps and has a true “beachy” feel with narrow streets and charming homes.

Schools are Manhattan Beach Unified, with the award winning elementary schools being Grandview for North end and Robinson for South end students. Manhattan Beach Middle School and Mira Costa High School are the same for all areas of Manhattan Beach.
