Lawndale CA is the little town with great real estate and an unfortunately not so good reputation, due primarily to a history of under performing schools and bad zoning enforcement. Lawndale’s current city management is really working hard to beautify and improve Lawndale’s bad rap, and is taking steps to ensure that there is adequate parking for each property, eliminate “bootleg” rentals of garages, and ensure that property owners keep up with necessary maintenance.

What Lawndale CA does have that makes it a terrific little secret is a lot of great family neighborhoods at half the price of next door neighbor Redondo Beach. There are also LOTS of duplexes in the area, which make it a great city for investors or for families struggling to get a foothold in the South Bay. By buying a duplex and living in one unit and renting out the other one, you can get a low downpayment FHA loan, have income from the second unit, and live in a three bedroom two bath home for about the price of a smallish condo.

The areas West of Hawthorne Boulevard and South of Marine are especially prized, but there are also some great Lawndale homes over near Alondra Park and El Camino college.

The schools are Centinela Valley Unified, which is shared with the city of Hawthorne.
